11/10/2017 - Update

Since we last talked I have completed the renovation on the Little Big House. We finished the complete renovation in a little under 10 weeks. Not too bad! We would have been done sooner, but got a really bad hard wood flooring contractor. My GC was awesome about it though and re-finished all 1100 sq ft of floor and stained it without charging me another penny.

8/10/17 - General Update

The house at 7241 Raynham has sold after being on the market for only 3 days! We are very proud of how this turned out and how quickly it sold. We have a had a few hiccups in the purchase process, like the A/C deciding it didn’t want to work anymore, but we are getting things fixed up and ready to close. This has been one of the best learning experiences of my career and I will have a lot to build upon with this house.

7-17-2017 Lime Green Carpet House -The Big Reveal!

This was a rehab from head to toe. Overall the rehab went very smoothly. I had a budget of $52,000 and the finally tally was $57,500, so I was a little over budget. The overage mainly came from having to replace the electrical panel, repaneling the basement, and upgrading the kitchen.

Lime Green Carpet House - Final Stretch

Well I knew things were going too smoothly! As you recall from my last update, we were in the final stretch of the getting this house on the market. Unfortunately, we ran into several snags. Once the team began to install the finish electrical (lights, plugs, and switches), the discovered a large portion ...

Lime Green Carpet House - Final Stage

We are in the final stage of construction. According to my contracting team we should be completed by the end of the month. That is about 3 weeks ahead of schedule! So far the exterior is painted, inside is painted, cabinets are started and flooring started. Now I know I said I wasn’t...

Lime Green Carpet House Before

I just had a call from my contractor this morning. Normally when you get calls from your contractor it means that something bad has happened, but with the guys we are working with on this project that just isn’t the case. These guys are the real deal and the work they are doing for me...

Lime Green Carpet House

Sorry it has taken so long to write another post! We ran into some snags on this property with title. Apparently the title was quite messy with 5 different liens to clear up. Thanks to the hard work of Cleveland Home Title, we got everything cleared up in about 2.5 weeks. Not too bad when you need to...

Investing with I Wish Homes, LLC

Mary does the math in her head and realizes that if what Fred is telling her is true, she will make $25,000 in the course of 4 months. Mary contacts a real estate agent friend of hers who verifies that Fred’s numbers are sound for what the house will sell for. Mary agrees to the deal and Fred and Mary draw up an ...

The Lime Green Carpet House

We are under contract! We got a verbal confirmation that our offer is accepted and we are just waiting from the official approval from the probate court. We put our offer contingent on a home inspection and the probate approval of the offer. I hope to hear this week that we are good to go...

The Butter Duplex – Final Post

Unfortunately for us, we ended up losing this duplex, so this will be the final post about it. Two days before closing the appraisal came back and was not at all close to what we expected, nor needed to complete the project. We needed an appraisal around $112,000 to make it a project...

Set To Close On I Wish Home’s First Property

This home was the one I put an offer on last week. The realtor balked at my offer even though they said mine was the highest they got. I held firm and low and behold yesterday I got the news that they are going to accept my offer. This is really early on in the process so more will come.

Butter Duplex & Lime Green Carpet House

We had the home inspection done on the duplex this past week. I was worried because with this being my first professional deal, I figured something has to go wrong. I just knew that the place was built on a nuclear waste dump or something like that! All of my fears were unfounded, as usual ...

The Butter Duplex – Introduction

I Wish Homes has its first property under contract! The property is a butter colored (also in honor of my wife’s and I keto way of eating) duplex on W 49th St in Cleveland’s up and coming Clark-Fulton neighborhood. I received the tip on this property from a fellow investor on the Bigger Pockets website ...
