Sorry it has taken so long to write another post! We ran into some snags on this property with title. Apparently the title was quite messy with 5 different liens to clear up. Thanks to the hard work of Cleveland Home Title, we got everything cleared up in about 2.5 weeks. Not too bad when you need to involve the IRS! So the good news is we are finally closed on this house and ready to start construction on Monday May 1st!
So as promised, here is the official BEFORE post. I will post pictures of each room and talk about what will occur there. Later this week, my wife and designer, Ashley, will make a special post describing the fit and finish we have chosen. So let’s get started!
The exterior will get a fresh coat of paint. We decided to maintain the Tudor styling of the house but will go with a little different color scheme than shown here. In addition to new paint the windows will be replaced, roof repaired and new landscaping. In the back, we will replace the badly damaged concrete steps with a nice new wooden set.
Living Room/Dining Room
In the living room and dining room we will replace the home’s namesake: the lovely lime green carpet. We will replace it with an engineered hardwood floor and a more neutral coat of paint. The trim will also be repainted white.
Here we will replace the carpeting with the same engineered hardwood as the living room. We will white wash the fireplace, build a mantel, and fix the fire box. We are also putting in a new sliding glass door to the patio outside.
For the entry way, we will be painting the front door and putting a new lockset on the door. In the hall and kitchen will run a 12”x24” porcelain tile floor throughout the whole area, tying it all together. In the kitchen we will replace everything you see here with new cabinets, granite counter tops, stainless steel appliances and new modern lighting. The pantry will get double 6 panel doors instead of the bifold doors. We will also be removing the half wall at the far end of the kitchen, opening up the area to the living room. It will also receive a fresh coat of paint after all the wall paper is removed.
The half bath off the kitchen will get the same tile as the kitchen and hall. It will also be dressed up with a new vanity, sink, and toilet.
The master bath will be completely gutted. It will receive new flooring, lighting, toilet, tub, shower fixtures. We will put in a double sink, granite counters, and a vanity.
The bedrooms, steps and hallway will receive new carpeting, brand new six panel doors, door hardware, ceiling fans, and a fresh coat of paint.
The basement will be finished with new drywall, lighting, paint, and carpeting
As you can see we have big plans for this house! I will keep everyone posted on the progress! Watch later this week for Ashley’s Design Corner, where she will talk about the fit and finish choices she has made.
